What To Expect With Our Design-Build Process

Our sole purpose is to serve our clients.

We are a full-service Design + Build + Remodel company which allows us to design every detail of your project and then execute it seamlessly. Throughout the entire process, we aim to make it as stress-free as possible. Construction is messy, especially remodels. We know we will encounter bumps in every project, but it is how we overcome them those challenges (which we refer to as opportunities) makes us who we are. We are determined, solution-focused, and handle these hurdles with urgency and compassion.

 Our team manages every aspect of each job so our clients don’t have to worry about all the details. 

If your job requires an electrician or plumber—our team takes care of everything from scheduling to invoicing so you don’t have to. We have cultivated mutually successful and beneficial relationships with our trade partners that have produced extraordinary results. Properly coordinating and managing projects allows us to complete jobs efficiently, smoothly and in a timely manner. 

Here is the roadmap that takes you from where you are now to completion of your dream project!

PHASE 1: Design Discovery

DREAM & COLLABORATE

1-2 months

  • The initial design phase gives us the opportunity to find out exactly what you are looking to accomplish, then we RESEARCH pricing by looking at our past projects, current pricing of materials and talking to trade partners.
  • At the end of this phase we come back to you with 2 CONCEPTUAL DESIGNS, one where design sets budget and one where budget sets design. You will also receive an investment range – a range within which your project should fall after making design decisions and selections in phase 2.
  • If this INVESTMENT RANGE makes sense for your budget, we proceed to the detailed design phase. 
  • The cost for this phase is 2% of the average for the space we are designing (a $2000 minimum) and will be applied as a credit to the amount of your finalized design at the end of phase 2.

PHASE 2: Detailed Design

Fine-tune Layout & Material Selection

4-5 months

  • In detailed design, we work with you to finalize your LAYOUT and SELECTIONS and uncover any obstacles that may arise during construction.
  • Our goal with this is to ELIMINATE SURPRISES and give you an ACCURATE PRICE so that you can feel confident your dream project fits what you want to spend before entering into a construction contract with us.
  • The cost for phase 2 is 6% of the total to complete your finalized scope of work which includes all specific materials selected in detailed design minus the credited amount from phase 1. When you are fully in love with the dream design plan and final cost, we propose a construction contract and move to phase 3, pre-construction.
INITIAL IN-HOME MEETING

Get a feel for the character of your home and your personal style. Talk through our design questionnaire with you for an initial deep dive into how we can bring the project to life for you.

SHOWROOM APPOINTMENTS

1-4+ meetings at design showrooms to make selections depending on the size and scope of your project as well as how hands on and involved you’d like to be during the design process.

TRADE DAY

Meet our trade partners at your home to go over the plan. Open up walls/soffits as necessary. Obstacles to our design will be evaluated, solutions proposed, and pricing solidified.

DESIGN PRESENTATION(S)

Meet in person at our office to present mood boards, drawings, samples, and go over the plan in person. If changes need made, we will work with you to modify the design until you love it!

FINAL PRESENTATION

Meet in person at our office to review and approve your final design selections, drawings and mood board, and to present you with a final estimate based on what you selected with your designer.

PHASE 3: Pre-construction

Preparation

2-3 months

  • This phase is a lot of behind the scenes activity by our team. We submit for any necessary REGISTRATIONS AND PERMITS, begin ORDERING and tracking all materials, and develop your construction TIMELINE.

  • At this point you are in our construction QUEUE, the number of other projects that are in the queue, permit approvals and material lead time will determine your start date which of course will be communicated to you through the process.

PHASE 4: Transformative Construction

Bring design to life

1-6 months

  • The exciting phase we’ve all been waiting for, when we begin RENOVATION to bring your dream design to life! This phase starts with a PRE-CONSTRUCTION MEETING with your project manager to review project details and what to expect during construction.
  • This process time varies greatly depending on the scope of work for your specific project. Your project manager will be in communication with you about project status updates, who is doing what and when to keep everyone on the same page and attentive to any concerns and questions you may have along the way. 

We aren’t satisfied until you are 100% satisfied! When we say we want our clients completely satisfied and we want our jobs done right—we mean it! PHASE 5: Continued Support

Warranty

up to 5 years

Once we finish your project, we won’t disappear on you. If you need any support, warranty claims, have any issues down the road, give us a call for any service needs.

We WARRANTY our labor for 5 years plus the manufacturer warranty on your materials.
